TERMS & CONDITIONS

1. The intending buyer shall apply for booking ofa plot with Rs. 10,000/-(refundable) as application and processing fees.
2. The Letter of Allotment shall be issued after payment of 30% of the total price, which has to be paid within 10 days of application. The booking shall be treated as cancelled if the amount is not paid in time.
3. After agreement of plot, if anytime the buyer pays 100% of the plot value, the same would be registered in the name of the buyer within 15 days of payment.
4. All payments has to be made by Cash, Demand Draft or A/c payee Cheque strictly in favour of "Munview Devcon Private Limited" The plot holder is requested to collect necessary receipt of the same at sight.
5. All proceedings are subject to realization of required fund/clearance of cheques issued.
6. Incase of dishonour of any cheque, the buyer shall be liable to pay a penalty of Rs. 600/-.
7. Allout station payments ha to be paid by D/D.. Allout station transaction charges has to be borne by the buyer, and all losses/liabilities if therein, shallbe vested upon as buyer's responsibility.
8. For the buyer's satisfaction all necessary documents regarding the Land/plot are available for inspection at our Regd. office.
9. Incase of non payment of three consecutive EMIs, the Company reserves the right to cancel the said allotment. In such case the buyer shall be refunded the deposited money after deduction of 30% of the amount. And if the buyer wants to restore the allotment, in such situation the buyer has to pay 30% extra amount over and above the agreed price of the plot.
10. Physical possession of the plot shall be given to the buyer only after completion of the construction of the main road and connecting road to the plot considering six months as grace period from registration.
11. On buyer's request the Company can do extra mud filling and /or any extra development work in the buyer's plot area. For such, the cost shall have to be borne by the buyer with prior arrangements ie fixation of rates and making necessary paper works etc.
12. If the buyer wants to transfer the plot in any other's name in between the allotment and registration, the Company can do that at an extra cost of Rs. 100/-per Sq. Ft. asa transfer fee.
13. In the occasion of death of the Plot buyer before registration, either it may be allotted in favour of the legal heir or the legal representative of the deceased buyer or the deal may be cancelled and the deposited money can be returned to the legal heir or legal representative after necessary deductions; as per their choice.
14. The Company reserves the right to change or modify any terms or conditions during the business period without any prior notification to the buyer.
15. If the buyer in any case wants to cancel the deal for buying the plot in the mid term, the entire amount paid would be refunded after 3 months from date of cancellation. 30% of the amount shall be deducted.
16. In case of any extreme difficulty or obstruction caused by way of violence, war, riot or restricted caused by government or legal bodies in conveyance ofthe said plot or project, the Company would arrange for a similar type of plot in the same or different project of the Company and/or in any case otherwise shall be liable to refund the deposited money to the buyer.
17. The documents to be enclosed with the application are as follows: a) One self certified PAN card copy. b) One self certified Photo ID and address proof copy. c) One copy of last IT return for independent buyer. For dependant buyer, PAN card of the person whom the buyer depends, and an Affidavit in a Rs. 10/ non judicial stamp paper by the applicant. d) For Non Resident Indians and others not from Indian origin, has to transfer the consideration amount through FCNR/NRE/NRO accounts along with source certificate of the disbursal fund from their concerned banker.
18. The acceptance of the allotment letter by the applicant, shall be subject to these terms & conditions as contained herein, and shall be binding upon the parties, and delineates a legal relationship between the Applicant/Buyer and the Company.
19. The expression 'Allotment' wherever used herein, shall always be considered as ' Provisional Allotment', and will remain so till a formal Deed of Conveyance is executed and registered in favour of the applicant.
20. Allegal bound to abide the rules, regulations, terms & conditions ofthe Company.
